    What is Edinburgh's ‘city centre vision’?

    It’s about making a series of improvements across a number of areas to make Edinburgh the world-class destination that it should be. That’s for residents, visitors, people who study here and people who work and do business here. This is an ideal opportunity to relaunch the city centre. The vision involves delivering improvements to the development, management and promotion of the City Centre.

    What key changes or developments will it entail?

    Some of the day-to-day improvements will focus on cleaner streets and better management of waste. We’re also looking at improving our signs and way-finding, so there are connected routes around the city centre. We’re looking at public realm – that’s really about what’s on the streets and pavements and how we can make a much more enjoyable and relaxing environment. For example there’s the potential for more outdoor cafes, but also market stalls, art and entertainment. It’s about activating that space and making much better use of it rather than having empty or unused pavements. We’re looking at how we can use changes in planning policy to attract different types of businesses, certainly to Princes Street, which is predominantly retail. What can the city centre offer over and above retail, for example dining, events and entertainment? And we’re looking at how we can help energise the upper floors of retail outlets, so these can be brought back into use rather than being used for storage. It’s really just about making better use of our premiere streets.

    Why is this project important for the city?

    The city centre is one of Edinburgh’s main attractions so this is a key project for us to get right. It’s not just about making it better for people that visit; it’s about improving the city centre for the people that live and work here every day. It’s also important that we’re in a position to compete with other similar European cities in terms of what we have to offer, and the City Centre Vision will help us achieve that.

    What is West Edinburgh Business Park?

     

    It is a new 1.69 hectare (4.19 acre) business development based at the south side of South Gyle Crescent on Edinburgh’s western periphery, and is located on the site of the former Pentad office development.

    The initial first and second phases of the project will see 52,452 sq ft of modern industrial units in four terraces for business, general industrial and storage and distribution use, including an allowance for 20% of the floor area to be used for trade and retail.

    Phase 1 is expected to be complete in spring 2014. Plans for the remainder of the site remain flexible, with design and build opportunities available from 10,000 to 40,000 sq ft.

    Why is it important?

    Significantly, this is the first speculative industrial development of its kind in the city since 2008, indicating an optimistic outlook in terms of market demand for industrial space in Edinburgh. Almost half of the requirements we’ve received for industrial property in Edinburgh this year are for units less than 5,000 square feet in size. There’s been no new space being brought to the Edinburgh market to cater for this demand due to a lack of speculative development. There has also been a significant increase in the level of take up for units in excess of 10,000 square feet. West Edinburgh Business Park is a flexible scheme, able to accommodate a wide range of requirements, so will help meet this demand.

    Who are the developers/promoters and who are you looking to attract?

    The site is being developed by Edinburgh-based contractors J Smart & Co and marketed by joint agents Jones Lang LaSalle and Burns and Shaw. Both the developers and the agents will be looking to attract new and existing businesses in the area, focusing on small and medium sized enterprises with trade counter and warehousing requirements. The park will be marketed towards occupiers looking for modern industrial warehousing under 5,000 sq ft and for a number of bespoke unit sizes ranging from 10,000 to 40,000 sq ft. The new units will be available to lease on a full repairing and insuring bases, and full quoting terms, including rent, are available from the agents.

    How will this development complement Edinburgh's current commercial property offering?

    Edinburgh’s industrial commercial property market has been relatively slow in recent years with nothing in the way of new development since 2008. Occupiers with smaller requirements have tended to look further afield within the central belt to take advantage of lower costs and good transport links. The development of West Edinburgh Business Park will now provide the industrial market with a major driver for establishing distribution and warehousing units, which will in turn have a positive benefit on the local economy through employment opportunities and its impact on the local area as a place to do business.

    What is Atria?

    Atria is an office development at the heart of Edinburgh’s prime business district, The Exchange. It is being delivered by City of Edinburgh Council and comprises two buildings providing 200,000 sq ft of Grade A offices. Not only will it help fund the expansion of the Edinburgh International Conference Centre, it also provides much-needed Grade A office space to coincide with improving market conditions. Edinburgh had the highest take-up out of the six biggest office regions in the UK outside of London last year and the largest amount of Grade A lettings.

    What are its unique features?

    - Prime location – it really is a fabulous location right in the heart of the city

    - It has the largest floor plates in the Edinburgh market – this allows occupiers to drive efficiency with the ability for larger occupiers to locate on a single floor

    - It is very flexible and can accommodate small and mid cap companies from 5,000 sq ft (30 to 40 people) up to very large occupiers on floors of 32,000sq ft

    - It has superlative green credentials and is the only development in Edinburgh under current regulations to achieve a BREEAM ‘Excellent’ rating for energy efficiency. It also benefits from having green sedum roofs, low E glass glazing, energy efficient lifts, electric car charging spaces and an abundance of cycle spaces.

    Why is Atria so important?

    It is the largest speculative office development over 100,000 sq ft outside of central London this year and this is important to help the city attract inward investors from outside Scotland – while also offering more modern office space to existing occupiers. Atria not only satifies the need for new Grade A office space in central Edinburgh, but with 32,000 sq ft floors could accommodate a large headquarters or bank with 350+ staff, so is key to the city in that respect. The development also marks the completion of Sir Terry Farrell’s masterplan for the Exchange.

    What occupiers are already in place?

    Investment manager Brewin Dolphin last year announced it will take 25% of Atria One and is currently undergoing a fit out. The UK Green Investment Bank also confirmed last week it is taking space. Between the contribution of these two we have 33% of the development let. We also have another interest under offer and if that were to proceed,the building would be 50% let. What excites you most about Atria’s potential? Showing people around, you see it’s a very high quality development. The Atrium space in the middle of the building is stunning and really gives it that wow factor when people walk through the building via either the Conference Square or Morrison Street entrances. The scale and quality of office space, the finishes, and natural daylighting are exceptionally good and it’s exciting that Edinburgh has a building of this stature with strong green credentials to offer at this important time, given the improving market conditions.

    Who is Interserve?

    We are a UK-based international support services and construction group listed on the FTSE 250. We employ around 50,000 people and last year generated gross revenues of £2.3 billion. We provide support services and construction to the public and private sectors. Our head office is in Twyford near Reading but we have offices all round the UK including a construction office in Livingston where we directly employ around 250 people.

    What are you doing at Haymarket?

    We’ve formed a joint venture company with the current landlowner, Tiger Developments, to progress a £200m development at Haymarket next to Haymarket Railway Station in Edinburgh. This will involve our investment and expertise in managing large projects to construct the Haymarket development, working with Tiger Developments as our development partner. Tiger Developments took the project through planning consent and have been actively marketing the scheme for the last couple of years.

    What tenants are already signed up? Timescale? Jobs?

    Staycity have signed up for a 165-bed aparthotel, and we’re looking to have further high quality hotels. Tesco have already signed up, as have food chains Prezzo and Pret A Manger. We start work in the summer with initial enabling works to prepare the site for major construction. The project has the potential to create up to 3,500 jobs in construction and within the development itself. We’ll be using local suppliers and local supply chains, as we normally do as part of our strategic and sustainable approach to construction.

    What attracts you to Edinburgh and what excites you most about this development?

    We have a long history of working in Edinburgh and in Scotland and that’s why we have an office serving the Scottish market from Livingston. On the construction side we’re working on a high quality development at Advocates Close (boutique hotel and restaurant) and on the facilities management side we have clients including the Ministry of Defence.

    The Haymarket project is a fantastic opportunity to develop a landmark scheme which will serve as a strategic gateway for the city centre and will link up with one of Scotland’s busiest railway stations - as well as having the added advantage of being close to the tram network. It should be of real benefit to people visiting the city, as well as people working and living in Edinburgh.

    Who is Tune Hotels?

    We’re part of the lifestyle business conglomerate,Tune Group, that was founded by Malaysian entrpreneurs Tony Fernandes and Kamarudin Meranun. The Tune Group of companies are Tune Air, Tune Hotels, Tune Money, Tune Talk, Tune Box, Tune Studios, Tune Tones, Caterham F1, ASEAN Basketball League, Queens Park Rangers Football Club (QPR) and Kuala Lumpur Education City (owner of Epsom College in Malaysia).

    Tune Hotels have brought major investment in to the UK in developing the product. Since Tune Hotels was first launched in Kuala Lumpur, Malaysia, in 2007, over four million guests have stayed in one of its properties, currently totalling 27 hotels with 11 in Malaysia, 4 in the Philippines, 5 in the UK, 3 in Indonesia and 4 in Thailand. Tune Hotel Melbourne, Australia and Tune Hotel Ahmedabad, India are due to open in 2013.

    Explain your pricing structure and what inspired this?

    Sometimes, all you really need from a hotel is a hot shower and a good night's rest.     Edinburgh is a fantastic city with a whole gambit of food styles and offerings and lots to see. No need to spend time inside a hotel bedroom.

    What attracted you to Edinburgh?

    Introducing the Tune Hotel brand to Scotland was an important business move for us. The demand for a low cost hotel that offers good quality basics and, importantly, a great night sleep is becoming ever more important as tourists and business travellers are swayed by price but unwilling to trade down.

    Edinburgh is an immensely important trade and tourism hub and we’re excited to harness its potential. Further Scottish development is definitely on the cards as we look to introduce the brand to a number of Scottish cities.

    How is it going so far and what's your ambition for the business?

    It’s starting off well with the hotel finished and operating smoothly with a great team of welcoming staff. We’ve had great responses from our customers who on the whole have appreciated the concept and the new brand. It is Tune’s intention to expand within Scotland and throughout the UK.

    Internationally we are developing new Tune hotels in India, East Africa, Australia and hopefully a dabble in America.

    What do these 'smart' homes do?

    Our new development at Corstorphine Mews is a collection of 11 townhouses featuring ‘smart-wiring’ technology. This means homeowners can control heating and lighting in various rooms around their house from anywhere in the world with an internet connection, via the iPad provided with each property. Specific apps remember the preferred timings, temperatures and light settings for different rooms.

    A keyless entry system and a state-of-the-art alarm system can call the homeowner’s mobile phone in the event of an incident, in case of a false alarm, before notifying the authorities.A multi-room audio system will allow homeowners to play music via their iPad wirelessly in every room. There is pre-wiring for an integrated home theatre system, which features speakers built directly in the ceilings. Owners can even install an integrated waterproof TV into the bathroom for the ultimate in luxury entertainment.

    What's the rationale behind them?

    We think that people will want to live in a smart environment using the gadgets they already use every day to effectively manage their home. It makes sense to harness the technology that’s out there to help our customers get the maximum enjoyment from their new home –which is, after all, the biggest investment they are likely to make during their life.

    What kind of customers do you expect to appeal to?

    We expect these homes to appeal to a wide range of people, both young and old. The thing that they will have in common is an eye for quality and an enjoyment of the modern aesthetic in relation to design. They will also be aware of the benefits of energy efficiency – we will even install Photo Voltaic Solar Panels if asked to.

    What other developments do you have in Edinburgh or in the pipeline?

    We are about to open our sales office at our new development called Powderhall Gate, which is located close to Cannonmills in Edinburgh. It will comprise 2 and 3 bedroom apartments and 4 bedroom townhouses.

    Multi-million pound plans to transform Edinburgh’s Caltongate are currently undergoing public consultation. We spoke to Lukas Nakos, Managing Director of the developers, Artisan Real Estate Investors

    What are your plans for the 'Caltongate' site and what investment will be involved?

    Artisan Real Estate Investors has agreed a multi-million pound deal to transform the Caltongate area, which remains one of Edinburgh’s most significant city-centre development opportunities. We are currently developing detailed designs for the site based on existing 640,000 sqft mixed-use consents, which were approved in 2008 by the City of Edinburgh Council.

    These consents include a modern 195,000 sqft five-star hotel, with space for 211 bedrooms and an 18,000 sqft conference centre, around 160,000 sqft of premium office space, 30 new shops and cafes and 165 new homes.

    We’ve also begun the process of public consultation in order to improve the planning consents on the site, and ensure the project not only regenerates the area but does so in a manner sensitive to both its historic context and the community that live in it.

    What's your motivation for investing in Edinburgh, and in this particular site? How do you feel about this opportunity?

    Artisan brings together a powerful consortium of South African investors, and this is our most significant European investment to date. As a key European capital city, and a world heritage site, we want to use it as a high-profile platform to kick start other prestigious investment projects across the northern hemisphere.

    We want to create a vibrant mixed-use destination and this location provides a unique opportunity to do so. This is an excellent time to be investing in a quality city centre development for Edinburgh. We have enjoyed high levels of interest from international hotel chains in the city centre, and there is now in addition a subtle shift in the city’s commercial property market indicating a growing demand for high quality office accommodation, with very little Grade A stock in the pipeline. From the interest received so far, we are confident that this will be an exciting new destination for people to live, work and visit.

    What's the current public consultation about and how is it going?

    We have just completed a three-day public exhibition which marked the start of our formal consultation process. Around 125 people attended the exhibition, which demonstrates high levels of local interest in the site. We also facilitated an interactive workshop bringing together a wide range of stakeholders and interested parties - including The Old Town Community Council, the City of Edinburgh Council, Historic Scotland and local residents.

    Both the exhibition and workshop focused on the existing context of the site and we had wide ranging and positive discussions about the scope for future development. We are very pleased with both the level of interest and informed opinion that is currently out there and will continue to work very closely with these stakeholders and local residents.

    What happens next and what's the rough timetable?

    All attendees at the exhibition and workshop held this month were encouraged to complete a feedback questionnaire detailing their views on any future plans.

    This feedback will now be carefully considered before future planning applications are submitted. To date, around 40 forms have been completed before the deadline for responses closes on 16 November.

    Our detailed plans will be presented at our next consultation event in January 2013, prior to lodging a detailed planning application. If everything goes to plan, we will be looking to start on site by mid-2013.

    How is business in Edinburgh generally?

    Business is going well. We have been operating out of the Edinburgh base for nearly 17 years.

    The first element of our business in Edinburgh is providing travellers in Edinburgh with great connectivity to domestic destinations and London in particular. We now fly to London Stansted, Luton and Gatwick, which are well connected with Central London. Arguably getting from Stansted, Luton and Gatwick to central London can be quicker than Heathrow.

    Secondly, Edinburgh is also a popular inbound destination with passengers flying in from destinations such as Madrid and Basel. On some of our flights over 50% of passengers are coming into Edinburgh for business or leisure.

    Finally, Scotland’s capital is situated on the central belt of the country, which makes it a popular base for outbound leisure travellers going on holiday to sunny destinations like Tenerife and Paphos.

    Why are you adding two more planes and to what destinations?

    Principally, we see further opportunities for growth at Edinburgh, connecting the city with more destinations.

    We have not yet decided on destinations and are working with partners like The City of Edinburgh Council, VisitScotland, Edinburgh Airport and Marketing Edinburgh regarding what routes they consider there to be a case for and how they can support our costs to start serving new destinations

    We will announce our new routes in October.

    What will this mean for easyJet and for staff numbers?

    easyJet currently operates flights to 24 destinations out of Edinburgh with five designated aircraft at the base.

    The two new aircraft will help grow Edinburgh as a major base in terms of the creation of extra routes and jobs.

    It reaffirms our commitment to the capital, providing investment in staff with 100 newly created positions available as pilots and cabin crew members.

    There will also be wider benefits in terms of secondary indirect job creation for Edinburgh, and Scotland, too. This development will be beneficial to tourism and improved business connectivity

    What excites you most about the potential for Edinburgh/Scotland?

    There is huge potential to bring people into Edinburgh.

    easyJet is Scotland’s largest airline, with destinations all over Europe, and extensive links into London’s business community and leisure hubs.

    Our expansion in Edinburgh will support easyJet’s commitment of continued easy and affordable air travel from Edinburgh Airport to domestic and European destinations.

    Why have you chosen Edinburgh Airport for the site of this new hotel?

    One reason is the 'Edinburgh International' project, which aims to enhance the city’s global connectivity, via Edinburgh Airport, by developing the area as an international gateway into Scotland. We believe that the hotel will form an intrinsic part of that project. Another reason is that we are very familiar with the demand for hotel accommodation at this site as we already operate the neighbouring 95-bedroom Quality Hotel Edinburgh Airport, just five minutes by airport shuttle bus from the terminal building.

    What will be your target market/unique selling point?

    The target market is the luxury budget – this is the hotel’s USP. The hotel will be ideally situated for tourists and business travellers to Edinburgh.

    Who/what is Chardon Management?

It has tremendous potential, marking the latest stage in the development of the Edinburgh International initiative, which aims to transform a massive area of West Edinburgh into Scotland’s Global Hub by building on the existing strength and future growth of the airport under new ower Global Infrastructure Partners to establish a new city quarter.

    What is Atria?

    Atria Edinburgh is a landmark office development in the heart of Edinburgh's prime office district, The Exchange. 

    Created by The City of Edinburgh Council, the development comprises two buildings providing 200,000 sq ft of Grade A office accommodation (Atria One, 186,519 sq ft and Atria Two, 13,218 sq ft) and 4,000 sq ft of prime retail space and is the only speculative city centre office building in the UK outside London and the South East to offer more than 100,000 sq ft by early 2013. The buildings are due to complete in the first quarter of 2013. 

    Atria One is the only building in Edinburgh which will achieve BREEAM 'Excellent' post completion under the current regulations (2009).

    Why is it important?

    This is the final undeveloped site within the Exchange district, Scotland's premier business district, and is being developed as an expansion to the Edinburgh International Conference Centre (EICC) and additional commercial office space.

    Since the EICC opened in 1995 it has delivered an economic impact for Edinburgh of more than £300 million. To compete in a global conference market, the EICC needs to expand to be able to attract even greater numbers and host larger events, thereby realising an estimated £2.4 billion economic impact for Edinburgh and Scotland over a 30-year term. In order to fund this expansion, the office development is being progressed to maximise lettable floor space and the value of the office development will cross-subsidise the cost of the expansion to the EICC. The commercial elements are intentionally designed to facilitate the lettings and eventual sale of the offices and retail space on completion of the development. 

    What is the project's value and how is it being funded?

    The overall project cost is approximately £85m. The project is being funded predominantly by The City of Edinburgh Council with part-funding by Scottish Enterprise Edinburgh & Lothian (SEE&L).

    Who are the stakeholders and what's their vision?

    The key stakeholders involved in the project are The City of Edinburgh Council, Scottish Enterprise and the Edinburgh International Conference Centre. Our vision is to ensure the EICC continues to prosper in the global conference industry through this expansion and that we secure quality tenants into much needed Grade A office space in the capital.
