    What is Sleeperz?

    Sleeperz Hotels is a new and innovative UK budget hotel operator specialising in design-led premium budget hotels near mainline rail stations in busy city centres. We are headquartered in Euston, London, and opened our first hotel in Cardiff in 2008. We expanded into Newcastle in 2012 and are now launching a new sister brand called Cityroomz – with our first property opening in Edinburgh’s Shandwick Place this month. We employ around 50 staff across our three hotels and a small HQ of five. The budget hotel sector is the fastest growing in the UK hospitality industry with more consumers keen to secure a comfortable stay at competitive prices.

    Why are you coming to Edinburgh?

    Edinburgh is one of the world’s truly great cities. It’s Scotland’s cultural capital, sustaining a thriving and resilient tourism industry, and is the beating heart of business and politics north of the border. The launch of a new rooms-based sister brand is a bold and exciting move for a young business like Sleeperz. We acquired the site of a former Travelodge for Cityroomz Edinburgh around two months ago and have invested £500,000 refurbishing and renovating the interior, creating a new breakfast room and upgrading fixtures and fittings including new beds and bespoke mattresses and free and fast wifi. The fact that it is one of the best locations in Edinburgh, at the end of Princes Street, is a tremendous opportunity. Shandwick Place is also strategically significant being so close to conferencing venues, leisure attractions and the developing tram network.

    What kind of roles/skills are you recruiting?

    We’re recruiting for a range of roles in Edinburgh, from hotel management and operations to housekeeping staff. Our company ethos is to provide a warm, friendly and personal service and so we are looking for people with engaging personalities who enjoy service and being around the public.     What's your vision for Edinburgh/Scotland?

    Our vision is that Cityroomz Edinburgh sets the pace for a determined expansion of both Sleeperz Hotels and Cityroomz. We recently secured a 121-room agreement to lease a hotel in Glasgow city centre and look forward to welcoming guests to stay with us in Scotland’s two major cities. We are looking out for another site in Edinburgh and one in Aberdeen. We feel that Sleeperz and Cityroomz is the right product at the right price for today’s leisure tourist and business traveller.

    What is Edinburgh's ‘city centre vision’?

    It’s about making a series of improvements across a number of areas to make Edinburgh the world-class destination that it should be. That’s for residents, visitors, people who study here and people who work and do business here. This is an ideal opportunity to relaunch the city centre. The vision involves delivering improvements to the development, management and promotion of the City Centre.

    What key changes or developments will it entail?

    Some of the day-to-day improvements will focus on cleaner streets and better management of waste. We’re also looking at improving our signs and way-finding, so there are connected routes around the city centre. We’re looking at public realm – that’s really about what’s on the streets and pavements and how we can make a much more enjoyable and relaxing environment. For example there’s the potential for more outdoor cafes, but also market stalls, art and entertainment. It’s about activating that space and making much better use of it rather than having empty or unused pavements. We’re looking at how we can use changes in planning policy to attract different types of businesses, certainly to Princes Street, which is predominantly retail. What can the city centre offer over and above retail, for example dining, events and entertainment? And we’re looking at how we can help energise the upper floors of retail outlets, so these can be brought back into use rather than being used for storage. It’s really just about making better use of our premiere streets.

    Why is this project important for the city?

    The city centre is one of Edinburgh’s main attractions so this is a key project for us to get right. It’s not just about making it better for people that visit; it’s about improving the city centre for the people that live and work here every day. It’s also important that we’re in a position to compete with other similar European cities in terms of what we have to offer, and the City Centre Vision will help us achieve that.

    Who is Craigdon and what do you do?

    We’re a leading supplier of outdoor clothing, equipment and accessories based in Inverurie, Aberdeenshire. We also have stores in Inverness, Perth, and Aberdeen, and a very successful online shop. We were set up in the 1980's as a family business and now employ 90 staff across Scotland. We stock a massive collection of products from the industry’s top manufacturers and are particularly strong in boot fitting for walking and snow sports. We also offer camping, fell running and climbing gear for the whole family.

    What is the new ‘mountain sports hub’ and what will happen there?

    The Craigdon Mountain Sports Facility our new flagship Edinburgh store is our first purpose built shop and restaurant and involves a £3m investment. It will be an ‘ecological hub’ for mountain sports information and equipment supply next to the Edinburgh City Bypass and the dry ski slope on the site of the former Fairmile Inn on Biggar Road. The state-of-the art building will combine a retail outlet and cafe. The innovative design (by Craigdon) incorporates grey water harvesting and extensive use of solar and insulated panels. This will cost us more to construct, but means cheaper running costs and ultimately lower prices for the customer and a lower impact on the environment.

    Why did you choose Edinburgh?

    We chose Edinburgh because of its high population of end users in outdoor products. We’ve been looking for a key location in Edinburgh for more than 12 years, and Fairmile is the perfect location, with the dry ski slope on its doorstep and the main arterial road to the Pentland Hills for walkers and mountain bikers.

    What’s your vision for the new hub?

    We want our new hub to be a great meeting place for outdoor enthusiasts and a ‘destination’ shopping experience. The building itself is stunning and naturally draws the eye to the fantastic views of the surrounding Pentland Hills. The Edinburgh store will create 16 new jobs and will complement our internet business perfectly. We’ll also be able to provide a click and collect area, which will be a great additional asset. We’re looking forward to having the site in operation by November this year.

    Who is Interserve?

    We are a UK-based international support services and construction group listed on the FTSE 250. We employ around 50,000 people and last year generated gross revenues of £2.3 billion. We provide support services and construction to the public and private sectors. Our head office is in Twyford near Reading but we have offices all round the UK including a construction office in Livingston where we directly employ around 250 people.

    What are you doing at Haymarket?

    We’ve formed a joint venture company with the current landlowner, Tiger Developments, to progress a £200m development at Haymarket next to Haymarket Railway Station in Edinburgh. This will involve our investment and expertise in managing large projects to construct the Haymarket development, working with Tiger Developments as our development partner. Tiger Developments took the project through planning consent and have been actively marketing the scheme for the last couple of years.

    What tenants are already signed up? Timescale? Jobs?

    Staycity have signed up for a 165-bed aparthotel, and we’re looking to have further high quality hotels. Tesco have already signed up, as have food chains Prezzo and Pret A Manger. We start work in the summer with initial enabling works to prepare the site for major construction. The project has the potential to create up to 3,500 jobs in construction and within the development itself. We’ll be using local suppliers and local supply chains, as we normally do as part of our strategic and sustainable approach to construction.

    What attracts you to Edinburgh and what excites you most about this development?

    We have a long history of working in Edinburgh and in Scotland and that’s why we have an office serving the Scottish market from Livingston. On the construction side we’re working on a high quality development at Advocates Close (boutique hotel and restaurant) and on the facilities management side we have clients including the Ministry of Defence.

    The Haymarket project is a fantastic opportunity to develop a landmark scheme which will serve as a strategic gateway for the city centre and will link up with one of Scotland’s busiest railway stations - as well as having the added advantage of being close to the tram network. It should be of real benefit to people visiting the city, as well as people working and living in Edinburgh.

    How significant is the new easyJet link to London Southend?

    It means that Edinburgh now has connections to all six London airports. This will give our business passengers even greater flexibility on how they travel to London and provide all passengers with fast access to the city of London and the surrounding area. Flights between Edinburgh and Southend will operate six days a week, year round, from 2 May 2013.

    What other routes are planned and why are these important?

    2013 will be an exciting year for Edinburgh airport with several new services in the pipeline. A key airport strategy is to provide our passengers with more choice of airlines and destinations and in 2013 we will be offering more choice than ever before with direct flights to global destinations as well as greater access to major airline networks via hubs like Heathrow, Toronto and Istanbul. As part of easyJet’s new five-year deal with Edinburgh Airport, two additional easyJet planes will be based at the airport providing new links to Berlin, Copenhagen, Hamburg, Reykjavik, Prague from 21 March and Dubrovnik from 7 May.

    Ryanair will operate six new services to Bologna, Beziers, Cagliari, Corfu, Katowice and Santander from summer 2013 and increase frequency on five other routes. Virgin Atlantic will begin six daily services to Heathrow from 5 April providing more links to London and connecting Edinburgh with 30 worldwide destinations served by Virgin Atlantic. Air Canada Rouge, Air Canada’s new leisure airline, will begin direct flights between Edinburgh and Toronto from July 2013. Not only will the service provide a direct link to Toronto, but it will open Scotland up to Air Canada’s entire network. The service will initially fly for the summer season.

    One of the airlines that was new to Edinburgh in 2012, Turkish Airlines, will increase its four a week service to a daily service from May 2013, providing Scottish passengers easy access to Turkish Airlines global network via its Istanbul hub.

    Tell us about your new route development fund and what it will mean?

    The new £15 million Route Development Fund will to drive competition and bring new airlines and new routes to Edinburgh. Since taking ownership of Edinburgh Airport in June 2012, Global Infrastructure Partners and our new management team have prioritised the development of Edinburgh’s route network. Developing new routes can’t be left solely to the airport and we’re clear that there is a role for the city’s public and private sector to play.

    We’ll therefore be working closely with city partners: City of Edinburgh Council, Edinburgh Chamber of Commerce and others to explore how we work collaboratively to promote Edinburgh to the world’s airlines. What are your predictions for the year ahead? Despite a slight dip in year-on-year passenger numbers for December 2012, we’re optimistic of returning to growth in 2013, a year that will see Scotland's busiest airport offer more choice to passengers than ever before.

    Who is Tune Hotels?

    We’re part of the lifestyle business conglomerate,Tune Group, that was founded by Malaysian entrpreneurs Tony Fernandes and Kamarudin Meranun. The Tune Group of companies are Tune Air, Tune Hotels, Tune Money, Tune Talk, Tune Box, Tune Studios, Tune Tones, Caterham F1, ASEAN Basketball League, Queens Park Rangers Football Club (QPR) and Kuala Lumpur Education City (owner of Epsom College in Malaysia).

    Tune Hotels have brought major investment in to the UK in developing the product. Since Tune Hotels was first launched in Kuala Lumpur, Malaysia, in 2007, over four million guests have stayed in one of its properties, currently totalling 27 hotels with 11 in Malaysia, 4 in the Philippines, 5 in the UK, 3 in Indonesia and 4 in Thailand. Tune Hotel Melbourne, Australia and Tune Hotel Ahmedabad, India are due to open in 2013.

    Explain your pricing structure and what inspired this?

    Sometimes, all you really need from a hotel is a hot shower and a good night's rest. That's why our limited service hotels offer beds at very affordable prices by getting rid of costly full service extras (pools, spas, saunas, room service or the like) that you just don't need and shouldn't have to pay for. You can tailor your accommodation experience to suit your own budget or your needs. We provide you with good basics, 5 star quality beds, powerful showers, a central and convenient location, a clean environment and 24 hours security.

    Edinburgh is a fantastic city with a whole gambit of food styles and offerings and lots to see. No need to spend time inside a hotel bedroom.

    What attracted you to Edinburgh?

    Introducing the Tune Hotel brand to Scotland was an important business move for us. The demand for a low cost hotel that offers good quality basics and, importantly, a great night sleep is becoming ever more important as tourists and business travellers are swayed by price but unwilling to trade down.

    Edinburgh is an immensely important trade and tourism hub and we’re excited to harness its potential. Further Scottish development is definitely on the cards as we look to introduce the brand to a number of Scottish cities.

    How is it going so far and what's your ambition for the business?

    It’s starting off well with the hotel finished and operating smoothly with a great team of welcoming staff. We’ve had great responses from our customers who on the whole have appreciated the concept and the new brand. It is Tune’s intention to expand within Scotland and throughout the UK.

    Internationally we are developing new Tune hotels in India, East Africa, Australia and hopefully a dabble in America.

    Multi-million pound plans to transform Edinburgh’s Caltongate are currently undergoing public consultation. We spoke to Lukas Nakos, Managing Director of the developers, Artisan Real Estate Investors

    What are your plans for the 'Caltongate' site and what investment will be involved?

    Artisan Real Estate Investors has agreed a multi-million pound deal to transform the Caltongate area, which remains one of Edinburgh’s most significant city-centre development opportunities. We are currently developing detailed designs for the site based on existing 640,000 sqft mixed-use consents, which were approved in 2008 by the City of Edinburgh Council.

    These consents include a modern 195,000 sqft five-star hotel, with space for 211 bedrooms and an 18,000 sqft conference centre, around 160,000 sqft of premium office space, 30 new shops and cafes and 165 new homes.

    We’ve also begun the process of public consultation in order to improve the planning consents on the site, and ensure the project not only regenerates the area but does so in a manner sensitive to both its historic context and the community that live in it.

    What's your motivation for investing in Edinburgh, and in this particular site? How do you feel about this opportunity?

    Artisan brings together a powerful consortium of South African investors, and this is our most significant European investment to date. As a key European capital city, and a world heritage site, we want to use it as a high-profile platform to kick start other prestigious investment projects across the northern hemisphere.

    We want to create a vibrant mixed-use destination and this location provides a unique opportunity to do so. This is an excellent time to be investing in a quality city centre development for Edinburgh. We have enjoyed high levels of interest from international hotel chains in the city centre, and there is now in addition a subtle shift in the city’s commercial property market indicating a growing demand for high quality office accommodation, with very little Grade A stock in the pipeline. From the interest received so far, we are confident that this will be an exciting new destination for people to live, work and visit.

    What's the current public consultation about and how is it going?

    We have just completed a three-day public exhibition which marked the start of our formal consultation process. Around 125 people attended the exhibition, which demonstrates high levels of local interest in the site. We also facilitated an interactive workshop bringing together a wide range of stakeholders and interested parties - including The Old Town Community Council, the City of Edinburgh Council, Historic Scotland and local residents.

    Both the exhibition and workshop focused on the existing context of the site and we had wide ranging and positive discussions about the scope for future development. We are very pleased with both the level of interest and informed opinion that is currently out there and will continue to work very closely with these stakeholders and local residents.

    What happens next and what's the rough timetable?

    All attendees at the exhibition and workshop held this month were encouraged to complete a feedback questionnaire detailing their views on any future plans.

    This feedback will now be carefully considered before future planning applications are submitted. To date, around 40 forms have been completed before the deadline for responses closes on 16 November.

    Our detailed plans will be presented at our next consultation event in January 2013, prior to lodging a detailed planning application. If everything goes to plan, we will be looking to start on site by mid-2013.

    Edinburgh-based flight search engine Skyscanner is expanding its Asia Pacific office in Singapore to cope with soaring demand. Co-founder and Chief Executive Gareth Williams explains how business in the region is taking off…

    When and why did you open your Singapore office?

    Over the past few years, we have seen huge increases in traffic to our site from across Asia Pacific. We’re very much an international business and wanted to establish a base in the region to support our future growth.

    Singapore made sense for us as a base to build from in Asia and we opened our office there last June. It’s well-connected to travel to other parts of Asia and has a wide range of nationalities, which makes it a strong base for our business and an excellent location in which to recruit the very highest calibre of staff.

    How is it going and what’s driving growth?

    Really well! One year after opening our office, we’ve already had to move to larger premises to enable us to double our current headcount and we’re seeing annual growth across the region of up to 400%. Traffic to Skyscanner from Asia Pacific now makes up more than 15% of our 30m visits per month.

    Much of this is down to the success of our mobile apps in Asia. In some APAC markets, visits to the Skyscanner site via mobile devices is as high as 50% of total traffic - matching that of the traditional desktop website and a clear sign that travellers are increasingly looking to plan and book their travel on the go.

    We’re pretty confident that this is just the start in Asia for us. We also opened a Beijing office in September this year and signed a deal with Baidu -China’s number 1 search engine -to display Skyscanner results directly on the results page after a user searches for international flights.

     

    What does this mean for your Edinburgh and Singapore bases and people?

    Our rapid international growth has led to a recruitment drive in Asia as well as at our Edinburgh base. We’ve just opened a new HQ in Quartermile in Edinburgh and expect to create an additional 100 jobs in the next year in Scotland alone (we currently employ 170 staff). We’re also planning to open a Glasgow office next year to enable us to recruit across the Scottish central belt.

    What’s next for Skyscanner?

    While we’ve now been going for ten years, we still see ourselves very much as a start-up business in terms of our mind-set and we’re expecting to grow the business significantly in the next few years.  We’re working on expanding our existing service, adding extra functionality such as rail search, as well as making the most of technology to make travel search quicker and easier. We’re also continuing to expand into new markets and the Americas is going to be a key focus for us as we continue to grow internationally.

    How is business in Edinburgh generally?

    Business is going well. We have been operating out of the Edinburgh base for nearly 17 years.

    The first element of our business in Edinburgh is providing travellers in Edinburgh with great connectivity to domestic destinations and London in particular. We now fly to London Stansted, Luton and Gatwick, which are well connected with Central London. Arguably getting from Stansted, Luton and Gatwick to central London can be quicker than Heathrow.

    Secondly, Edinburgh is also a popular inbound destination with passengers flying in from destinations such as Madrid and Basel. On some of our flights over 50% of passengers are coming into Edinburgh for business or leisure.

    Finally, Scotland’s capital is situated on the central belt of the country, which makes it a popular base for outbound leisure travellers going on holiday to sunny destinations like Tenerife and Paphos.

    Why are you adding two more planes and to what destinations?

    Principally, we see further opportunities for growth at Edinburgh, connecting the city with more destinations.

    We have not yet decided on destinations and are working with partners like The City of Edinburgh Council, VisitScotland, Edinburgh Airport and Marketing Edinburgh regarding what routes they consider there to be a case for and how they can support our costs to start serving new destinations

    We will announce our new routes in October.

    What will this mean for easyJet and for staff numbers?

    easyJet currently operates flights to 24 destinations out of Edinburgh with five designated aircraft at the base.

    The two new aircraft will help grow Edinburgh as a major base in terms of the creation of extra routes and jobs.

    It reaffirms our commitment to the capital, providing investment in staff with 100 newly created positions available as pilots and cabin crew members.

    There will also be wider benefits in terms of secondary indirect job creation for Edinburgh, and Scotland, too. This development will be beneficial to tourism and improved business connectivity

    What excites you most about the potential for Edinburgh/Scotland?

    There is huge potential to bring people into Edinburgh.

    easyJet is Scotland’s largest airline, with destinations all over Europe, and extensive links into London’s business community and leisure hubs.

    Our expansion in Edinburgh will support easyJet’s commitment of continued easy and affordable air travel from Edinburgh Airport to domestic and European destinations.

    Why have you chosen Edinburgh Airport for the site of this new hotel?

    One reason is the 'Edinburgh International' project, which aims to enhance the city’s global connectivity, via Edinburgh Airport, by developing the area as an international gateway into Scotland. We believe that the hotel will form an intrinsic part of that project. Another reason is that we are very familiar with the demand for hotel accommodation at this site as we already operate the neighbouring 95-bedroom Quality Hotel Edinburgh Airport, just five minutes by airport shuttle bus from the terminal building.

    What will be your target market/unique selling point?

    The target market is the luxury budget – this is the hotel’s USP. The hotel will be ideally situated for tourists and business travellers to Edinburgh.

    Who/what is Chardon Management?
